About the Work
RAM Construction completed a three-building project at Smoky Hollow in El Segundo, delivering a ground-up building, a large-scale industrial retrofit, and a tenant improvement across a mixed-use campus designed for office, industrial, and warehouse use.
Building B1
This ground-up project included the foundation and construction of a flexible prefabricated building featuring a mezzanine and an exterior amenity deck. The space was designed to adapt to the needs of future tenants while supporting long-term functionality.
Building B
Our team completed a comprehensive retrofit of the existing industrial warehouse. The scope included shotcrete and rebar work, oversized roll-up doors, power upgrades, new HVAC systems, a new 4,000-amp switchgear, exterior improvements, and the installation of a custom mural.
Building C
The tenant improvement transformed the interior into a modern, collaborative workspace. The build-out included huddle rooms, a conference room, a breakroom, a dedicated research and development (R&D) lab, and new building HVAC systems.
Together, these three scopes demonstrate RAM Construction’s expertise in delivering ground-up construction, industrial renovations, and tenant improvements—all within a single campus.
